New Law Makes it Easier To Find Felon Friendly Apartments In Denver, Colorado 2025

(Section 38-12-904 of the 2023 Colorado Revised Statutes)

Colorado passed legislation that limits how far back a criminal records check can go. Landlords can’t use your criminal history as a reason to deny your application if your conviction occurred more than 5 years ago unless the conviction was for:

  • Manufacture, sale, or distribution of a substance containing methamphetamine
  • Possession of materials to make methamphetamine
  • An offense requiring registration as a sex offender
  • Homicide or manslaughter
  • Stalking

The legislation also protects felons on parole or probation with convictions over 5 years old.

Because of the 5-year criminal background check rule, felons with older convictions are no longer limited to looking for felon friendly apartments. 

As long as you meet the income multiplier (capped at 2 x monthly rent) you can apply for any apartment in your price range. You’ll still need to pass credit and rental history checks to be approved, though.
